How the Model Works

More than a square-foot multiplier.

The estimator creates an average unit geometry from the entered square footage, estimates exterior perimeter, estimates interior partition length by bedroom configuration, and converts those dimensions into wall, ceiling, insulation, trim and flooring quantities.

Average Geometry

The unit is modeled using an approximate 1.5:1 rectangular footprint. Actual floor plans and field measurements will change perimeter and wall quantities.

Interior Partitions

Interior wall length is estimated using a layout coefficient based on bedroom count. Larger and more compartmentalized layouts create additional wall surface.

General Conditions

Project-level supervision, labor, dumpsters, storage, temporary facilities and site controls are calculated once and allocated across the affected units.

This estimator is intended to provide a preliminary construction-cost planning value based on user-entered assumptions and provisional restoration pricing.
